As we've all noticed, there are a lot of building improvements being made here at Glenn Gardens. In the past, when the building was Mitchell-Lama, capital improvements were taken into consideration when rents were being set by HPD/HUD. I still hear some tenants expressing worry about their rent being raised because of the new lobby, exercise room, etc., etc. I would like to remind the voucher tenants and the LAP tenants that their rents cannot be raised because of capital improvements! There is only ONE THING that determines your rent, and that is your LEASE. For vouchered folks, HPD determines every year the "market rent" of every apartment, based on a formula using neighborhood, square footage, rooms, floor number, etc. Even if the HPD rent goes up, YOUR SHARE is not affected by this!! ALSO, some still don't understand that your lease is renewable BY YOU every year. The landlord cannot terminate your lease just because he'd like to. So, please, relax. Enjoy the building upgrades and stop the needless worry!
